Professional property care in Cap Cana
Local accountability for your home when you're away — with documentation you can actually see. Every visit photographed, every visit written up.
The reality
When you're not there, you're relying on trust alone
Owning a home you don't live in full time usually means depending on several different people — a housekeeper, a caretaker, a neighbour, a rental programme, whichever contractor was available. Most of the time, it works.
The difficulty is knowing. Information arrives late and second-hand. Small things go unmentioned until they are no longer small. And when you ask whether something was actually taken care of, the honest answer is often that nobody can really say.
That gap isn't about honesty. It's about no one having clear responsibility for the property as a whole.
On every visit
The same things, the same way, every single visit
A trained representative walks the property and works through the same checklist every time, in the same order. Everything is photographed from the same positions, so this visit can be compared against how the property looked the day we started.
Water, humidity and air conditioning
Under every sink, around toilets, at the water heater and the AC condensate lines. Taps run and toilets flushed so traps don't dry out. A humidity reading in every room, written down as a number. AC running, vent temperature, drain pan clear, filter condition.
The building itself
Doors, windows, locks and seals. Salt corrosion on hardware. Ceilings, wall bases and corners. Balconies and terraces, and whether the drains are clear. Any sign of pest or insect activity. Appliances powered and running.
Outside and access
The exterior as far as it can be seen safely from the ground and terrace. Pool water clarity and whether the equipment appears to be running. Whether the grounds look maintained. Doors, windows and gate confirmed locked on departure.

What you receive
A written report the same day, whether or not anything happened
- A one-line answer at the top: everything normal, something we're monitoring, or something that needs your decision.
- Photographs of every area — not only when something is wrong. The unremarkable photos are the point.
- Arrival and departure times, and the name of the person who went.
- A comparison against the photographic baseline we build before the first visit, so “nothing has changed” is something we can show you.
- A running list of anything open, carried forward every visit until it is closed with a photograph. Nothing disappears quietly.
- It reads on your phone. There is no app and no login.
Seasonal
A closed house in this climate is the real risk
Heat, humidity and salt air work on a property continuously, and they do it quietly. An air conditioner that stopped six weeks ago is not a comfort problem — it is the beginning of a damp problem, and by the time it is visible it is expensive.
That is why a humidity reading is taken in every room on every visit and written down as a number. A trend that is moving is information long before there is anything to see.
It is also why the taps get run and the toilets get flushed. In an empty house, traps dry out and unused pipes seize. It is quiet, unglamorous maintenance disguised as a check, and it is one of the genuinely useful things about someone actually being there.
Who it’s for
Owners who aren’t there, and would rather know than hope
Owners who live outside the Dominican Republic
The United States, Canada, Europe or further afield. The house sits empty for weeks or months and you would rather not think about it while you're gone.
Owners who visit through the year
You come several times a year and want the property genuinely ready when you arrive — not opened up in a hurry the morning you land.
Owners who handle their own bookings
You manage the rental side yourself and need the property properly looked after, with someone accountable when something goes wrong.
Newly purchased and newly completed homes
You've just taken delivery or closed, you're not here full time, and you want it cared for properly from the start.
Plainly
What Veyra is not
- Not a property manager or rental manager. We do not handle bookings, guests, listings or revenue, and we take no percentage of anything.
- Not a repair company. We find the right person, get you a quote, and you approve it. You pay them directly — we take no mark-up and no commission from any vendor, ever.
- Not a licensed property inspection service. A trained person looks carefully and photographs what they see. We record what was observed; we do not certify condition, cause, or that anything is safe.
- Not a security company. We are at your property on a schedule. We are not there in between, and we will never imply we are.
- Not a cleaning, pool or garden service. We look at those and tell you what we see. We do not service them.
- Not an emergency service. Urgent problems get someone there quickly, but we do not offer 24/7 attendance.
A clear “no” is worth more than a vague “yes.” If what you need is something we don’t do, we’ll say so and point you somewhere better.

There is nothing to commit to. If Veyra isn’t the right fit, we’ll say so.
