The reality

You probably already have someone. The question is how you know.

Most second-home owners along 30A and Panama City Beach have an arrangement of some kind — a cleaner, a caretaker, a rental manager, a neighbour who has a key. Usually it works.

The difficulty is verification. You are told the house is fine. You have no way to check that, no record of what was looked at, and no way to tell whether a small problem was noticed six weeks ago or noticed this morning.

That gap is not about honesty. It is about nobody having clear, documented responsibility for the property as a whole — and about who has an interest in what gets found.

On every visit

The same things, the same way, every single visit

A trained representative walks the property and works through the same checklist every time, in the same order. Everything is photographed from the same positions, so this week can be compared against how the property looked the day we started.

Water, humidity and air conditioning

Under every sink, around toilets, at the water heater and the AC condensate lines. Taps run and toilets flushed so traps don't dry out. A humidity reading in every room, written down as a number. AC running, vent temperature, drain pan clear, filter condition.

The building itself

Doors, windows, locks and seals. Salt corrosion on hardware. Ceilings, wall bases and corners. Balconies and terraces, and whether the drains are clear. Evidence consistent with termite or pest activity. Appliances powered and running.

Storm and freeze readiness

Year round: shutters or panels present and reachable, outdoor items securable, gutters and drains clear, nothing loose. In winter: exposed pipes and hose bibs, and whether the property is set for a hard freeze.

What you receive

A written report the same day, whether or not anything happened

  • A one-line answer at the top: everything normal, something we're monitoring, or something that needs your decision.
  • Photographs of every area — not only when something is wrong. The unremarkable photos are the point.
  • Arrival and departure times, and the name of the person who went.
  • A comparison against the photographic baseline we build before the first visit, so “nothing has changed” is something we can show you.
  • A running list of anything open, carried forward every visit until it is closed with a photograph. Nothing disappears quietly.
  • It reads on your phone. There is no app and no login.

Seasonal

Storm season is the reason most owners call

Before a named system: we document the property's condition, note anything outside that needs securing, coordinate vendors you approve, and tell you where things stand.

After it passes, once conditions are safe: we go, we photograph what we find from the ground and the terrace, and we send you a written record with times and dates on it. If there is water inside, you know that day rather than in October.

Two things we will not do. We do not board up, install shutters, tarp a roof or climb anything — we coordinate the qualified people who do. And we never state what caused damage. We record what was seen and when. What it means is for your adjuster, not for us.

Owners who aren’t there, and would rather know than hope

Second-home owners on 30A

Rosemary, Alys, Watersound, Seaside, WaterColor, Seagrove, Grayton, Inlet Beach. The house sits empty for weeks between visits, and you would rather know than assume.

Owners who already use a rental manager

They handle the bookings and the guests. We are not a replacement for that — we are an independent set of eyes on the property itself, reporting to you and to nobody else.

Newly purchased and newly built homes

You have just closed or just taken delivery, you are not here full time, and you would like it cared for properly from the beginning rather than after the first problem.

Seasonal residents

You are here for part of the year and elsewhere for the rest. The months you are away are the months that matter.

What Veyra is not

  • Not a rental or vacation-rental manager. We do not handle bookings, guests, listings or revenue, and we take no percentage of anything.
  • Not a repair company. We find the right person, get you a quote, and you approve it. You pay them directly — we take no mark-up and no commission from any vendor, ever.
  • Not a licensed home inspector. A trained person looks carefully and photographs what they see. We record what was observed; we do not certify condition, cause, or that anything is safe.
  • Not a security company. We are at your property on a schedule. We are not there in between, and we will never imply we are.
  • Not a cleaning, pool or lawn service. We look at those and tell you what we see. We do not service them.
  • Not an emergency service. Urgent problems get someone there quickly, but we do not offer 24/7 attendance.

A clear “no” is worth more than a vague “yes.” If what you need is something we don’t do, we’ll say so and point you somewhere better.
