Second-home property care for owners who are not on the coast

A second home is not a small rental. Nobody is checking in on Saturday, so nothing forces the issue — which is exactly why a house can sit for four months and greet its owner with stale air, a dusty kitchen and a refrigerator nobody emptied.

This is for owners who use the house themselves: cleaned to your arrival rather than to a rental calendar, closed up properly when you leave, and the work photographed so its condition is documented rather than assumed.

How it works

Built around your arrivals, not a fixed schedule

Most second-home owners do not need a weekly visit. They need somebody at the house at three specific moments, and nothing in between unless they ask. Tell us your dates and the visits are planned around them.

Before you arrive

The house is right when you open the door

Cleaned close to your arrival rather than weeks before it, beds made, bathrooms set, the stale air of a closed-up house dealt with. Two months of dust settles after a clean, which is why the timing matters more than the frequency.

While you are there

A mid-stay reset, if you want one

Long stays and full houses benefit from a visit partway through — linens changed, kitchen and bathrooms brought back, floors done. Some owners want it weekly, some once a month, some never. It is your house.

After you leave

Closed up properly rather than abruptly

Refrigerator emptied of what would not survive until next time, linens stripped and laundered rather than left, trash out, the house left in the condition you would want to find it in. The visit after departure is the one most owners skip and most regret.

What you receive

Told, rather than left to assume

  • Photo documentation of the work, which may be used to confirm property condition and what was completed — not a message saying it was fine.
  • Anything we find that you would want to know about — a leak under a sink, a failed bulb, a window left open, a pest problem — told to you the same day, in plain terms, with a photograph.
  • A written profile for the property so the standard is the same whoever attends, including the things that are particular to your house.
  • A straight answer when something is outside what we do, and a pointer to someone who does it.

What this is not

  • We are not a home-watch service. We do not hold a schedule of drive-by checks, and we do not undertake to notice a problem between visits.
  • We are not a property manager. We do not hold your keys as an agent, take bookings, hold deposits, or act on your behalf with anyone.
  • We do not perform inspections. A cleaner who notices a stain on a ceiling will tell you about it; that is an observation, not an inspection, and it should never be relied on as one.
  • We do not carry out repairs. Where something needs a trade, we tell you what we saw and you decide who to call — we will let them in and lock up afterwards if that helps.

Plenty of good companies on this coast do those things, and some owners need them. We would rather tell you which one you actually need than sell you the one we happen to offer.

Mixed use

If you also rent it out part of the year

A great many houses along this coast are both: the owner’s in June and October, let to guests the rest of the time. That is a normal arrangement and it does not need two suppliers.

The difference is in the scope rather than the company. Guest turnovers are staged for arrival and run against a booking calendar; owner visits are prepared for you and run against your travel dates. Both sit in the same written property profile.
