The clean that somebody else is going to inspect

Every other kind of cleaning is judged by the person who asked for it. This one is judged by a landlord holding your deposit, a buyer doing a final walkthrough, or an agent who needs the photographs taken on Thursday — none of whom were there, and all of whom are looking at it fresh.

That changes what matters. It is not about the house feeling nice; it is about there being nothing to point at. And because the house is empty, there is nowhere for anything to hide.

Which side you are on

Four people book this, for four different reasons

The work overlaps heavily but the priority does not, and the priority is what we need to know before quoting. Tell us which of these you are and the scope writes itself.

You are a tenant moving out

Somebody who did not live there is about to walk through with a list and a deposit in their hand. What is looked at is rarely what you would expect: inside the oven, the cupboard under the sink, the tracks of the sliding door, the corners of the bathroom floor. We clean for that inspection specifically, and you get a record of what was done.

You are an owner between tenants

The window is usually short, often a weekend, and the next tenant forms their opinion of you in the first ten minutes. We work to a written scope for the property so the turnaround is the same every time rather than dependent on who was free, and flag anything we find that is damage rather than dirt.

You are buying, and it was left as it was

Very few houses are handed over clean, and almost nobody wants their own furniture going into somebody else's dust. Before the van arrives is the only moment the whole house will ever be empty and accessible at once — it is worth using.

You are listing it, or you are the agent

An empty house photographs mercilessly. Marks on skirting, a hazed shower screen and a smeared slider all show in the images and in the showing. This is usually booked to a photography date, and we schedule against that date rather than against a slot that suits us.

Why it is a different job

Six things that only apply once the furniture has gone

An empty property is more work than a furnished one, not less. Everything is reachable, which means everything is in scope — and everything is visible, which means everything is inspectable.

Inside everything, because it can be

Every cupboard, every drawer, every wardrobe, the inside of the oven and the fridge and the dishwasher seal. On an occupied visit most of this is full and stays shut. Empty, it is all in scope and all of it is somewhere an inspection looks.

The floor where the furniture was

A rectangle of untouched floor under every sofa and bed, a different colour from the rest of the room, and dust along the wall behind them that has not moved in three years. It is the single most obvious tell that a house was cleaned around rather than cleaned.

Walls, doors and skirting at eye level

Scuffs, handle marks, the grey line where a chair back met the wall. Marks come off where they will; where a mark is paint damage rather than dirt we say so instead of scrubbing through the finish and leaving you a worse problem.

No smell, which is harder than it sounds

An empty house with the air off goes stale fast, and in this humidity stale becomes musty within days. Bins, drains, the washer seal, the fridge if it has been switched off and shut — these are the usual sources and they are dealt with rather than covered up.

The garage, the porch and the outdoor shower

Routinely forgotten and routinely inspected, especially on this coast where the outdoor shower and the screened porch are part of the house. Cobwebs, sand, salt film on the fittings, and whatever the last occupant decided to leave behind.

A date that cannot move

Lease ends and closings do not slide. The visit is scheduled against your date rather than into the next convenient gap, and if we cannot cover the date properly we say so when you ask rather than the day before.

The part that settles arguments

What was done, and what was already like that

The expensive disagreements at the end of an occupancy are almost never about dirt. They are about whether the scratch on the floor, the chip in the worktop or the stain on the carpet was there before. By the time anybody asks, the house is empty and everyone is relying on memory.

Veyra works to a written scope and records the visit as it is completed, and anything found that is damage rather than dirt is reported with a photograph on the day. That record exists whether or not it is ever needed, which is the only time a record is worth anything.

⭐ What we will not do is tell you that a deposit will be returned or a walkthrough passed. That is somebody else’s decision and nobody can promise it. What we can do is make sure the cleaning is not the reason. How the work is documented.

Along the coast, to your date

Move-in and move-out work runs across 30A and South Walton, Destin, Miramar Beach and Panama City Beach, including the condominium buildings where a service lift has to be booked before anybody can start.

If the property has just been built or renovated it is post-construction cleaning rather than this, which is a genuinely different job. If it is going into rental afterwards, ask about turnovers at the same time.
